Hillsborough County Real Estate Market Report

The New Hampshire Association Of REALTORS (NHAR) publishes it's year end market trends report which has some pretty fascinating information. You can read the State wide report in it's entirety on my blog New Hampshire State Stats .

Hillsborough County includes the towns of Amherst, Antrim, Bedford, Bennington, Brookline, Deering, Francestown, Goffstown, Greenfield, Greenville, Hancock, Hillsboro, Hollis, Hudson, Litchfield, Lyndeborough, Manchester, Mason, Merrimack, Milford, Mont Vernon, Nashua, New Boston, New Ipswich, Pelhan, Peterborough, Pinardville, Sharon, Temple, Weare, Wilton and Windsor NH.

Hillsborough County suffered the second largest decline in sales following Rockingham County.

2006 Units sold (excluding Condos) 3,497 a decrease of 22% from 2005
2006 Average Sale Price (excluding Condos) $320,000 representing a 1% decrease from 2005

Statistics are based on information from the Northern New England Real Estate Network (NNEREN) for the respective periods shown for the respective regions in the State of New Hampshire or all towns in the State of New Hampshire. 

All indications are that New Hampshire real estate market is slowly waking up after a long snooze.

Have you folks seen anything as far as '06 foreclosure stats or '07 forecasts for the state yet?

Although foreclosures are on the rise I do not have any statistics. I will try and find out if any are available.

The sales are declining like they were in the early 1990's when your economy was horrible. Remember all the foreclosures and no jobs ??   That's when I left NH and moved to Florida, couldn't even sell my house for less than I owed on it !    Too cold, snowy, and expensive to live in NH.  Your property taxes are absolutely horrendous, way too high !   A cold day here is in the 50's and rarely even a frost at night.    I'm glad I left !

                   Thank you for commenting and I agree the weather is snowy and we just received about 9" yesterday and it is very cold and windy today. The economy is still decent up here it's just that property prices had risen so high and gas prices jumped to over 3.00 a gallon that the real estate market could not sustain anymore price increase. Buyers had finally had enough the media was touting how the real estate bubble was bursting since 2003.

I do see a lot of foreclosures due to a lot of buyers taking out ARM's and 100% financing. I don't think we'll see the crash like we did back in the arly 90's just because the builders haven't over built like they did back then. Time will tell I guess.

I hear Florida's real estate market isn't all that hot either. What part of Florida did you relocate to. Looks like you still have ties to NH as you are visiting our blog here on Newhampshire.com.
