Bedford’s Planning Board will continue to hear plans to construct a mixed commercial and residential development for a 40-acre parcel of land by the intersection of Old Bedford Road and Route 101.
The plans include a restaurant, a bank, a coffee shop with a drive-through, 84 assisted-living units, 160 units designated for elderly housing and a medical office building.
At an upcoming Planning Board meeting on Monday, March 24, at 7 p.m., at the BCTV Meeting Room, updated traffic impacts, architecture, changes in the layout of one portion of the housing plans, signs and a drive-through that needs a Zoning Board variance will be discussed.
Scott Tranchemontagne of Montagne Communications, the public relations firm working with applicant Hawthorne-Bedford LLC on the project, said the housing changes will not affect the total number of units proposed, but would make duplexes and triplexes out of currently single units to save space for the dwellings north of Corporate Drive.
Some changes in the road design to that area will also be discussed at the March 24 meeting.
Tranchemontagne said Hawthorne has held two neighborhood meetings so far, including the more than 20 abutters to the property, to make sure everyone is on the same page with the development and gauge the town’s feelings on it.
Hawthorne-Bedford LLC submitted the plans last summer, having learned from the previous plans for the lot, formerly owned by Saint Anselm College, which were shot down by town planners.
Tranchemontagne said the town’s residents spoke out loudly against putting a big-box store development on the site.
So far, the new plans are in the design review phase of the planning process, which means the Planning Board is asking for revisions to refine the design of the project prior to Hawthorne- Bedford submitting a final plan.
“We have a site concept that they’ve embraced and that they’ve asked us to refine. Hopefully, we’re nearing the end of the design review phase,” said Tranchemontagne.
About $4.2 million in road improvements are proposed, with the developer contributing $287,889, according to the latest traffic impact studies and “fair share” calculations, which could change before the final plan is submitted to the Planning Board, according to figures received from town offices as of March 18. The improvements include a $3 million price tag to widen and add turn lanes to the intersection of Meetinghouse Road and Route 101.
Turn lanes would also be added at the intersection of Route 114 and New Boston Road. The intersection at Holbrook Road and Old Bedford Road would be realigned to match up with the other proposed improvements. Additional road improvements are planned for Holbrook Road and Old Bedford road as well.
